JOB SUMMARY

We are seeking a motivated and experienced Residential Project Manager to join our dynamic team. The ideal candidate will oversee residential construction projects from inception to completion, ensuring they are delivered on time, within budget, and to the highest quality standards. The Residential Project Manager will serve as the central point of contact for clients, subcontractors, and team members, effectively coordinating all aspects of the project.

KEY RESPONSIBILITIES

1. Project Planning & Management- Develop detailed project plans, including timelines, budgets, and resource allocations.- Coordinate with architects, designers, and engineers to ensure project specifications are met.- Monitor project progress and adjust schedules as needed to avoid delays.

2. Budgeting & Financial Oversight- Prepare and manage project budgets, ensuring financial efficiency and adherence to cost estimates.- Track expenses and generate financial reports to keep stakeholders informed.

3. Team Coordination- Lead and supervise project teams, including subcontractors, laborers, and suppliers.- Facilitate effective communication among team members to promote collaboration and efficiency.

4. Client Relations- Serve as the primary point of contact for clients, addressing questions, concerns, and expectations.- Maintain positive relationships with clients to ensure satisfaction and repeat business.

5. Quality Control- Conduct regular site inspections to ensure compliance with safety regulations and quality standards.- Address any issues or discrepancies that arise during construction promptly.

6. Problem Solving- Identify and mitigate risks that may impact project timelines or budgets.- Provide creative solutions to overcome challenges and ensure project success.

7. Compliance & Documentation- Ensure all necessary permits and inspections are obtained in a timely manner.- Maintain accurate project documentation and reporting, including change orders, RFIs, and meeting notes.

QUALIFICATIONS

- Proven experience as a Project Manager in residential construction (5+ years preferred, less considered).
- Certification in Construction Project Management or Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred, experience in lieu of additional education considered.
- Strong knowledge of construction processes, materials, and regulations.
- Excellent leadership, communication, and interpersonal skills.- Strong organizational and time-management abilities.
- Experience with project management software and Google Suite; familiarity with Jobtread software is a plus.
- Ability to read and interpret blueprints and technical drawings.
- Valid driver’s license, clean driving record, ability to pass a background check and reliable transportation.
- Ability to frequently lift and carry heavy materials.
- Willingness to work in varying weather conditions and on uneven terrain.
- Ability to stand, bend, and kneel for extended periods and climb ladders.
